The layout lends itself to dividing the space in one or both to 2 bed 1 bath units and still be decent sized.

I purchased a legally zoned 2 family building, the layout is allowing me to make a 3rd unit, a studio apartment, in an empty room that has a front door and 2 windows.

But if the layout can at least make it so, for the most part, say two bedrooms will be close to or attached to one bathroom so it's clear that the students staying in those two rooms are to use this bathroom, that will make it more likely that the students in those bedrooms will take "ownership" of it and keep it relatively clean and not destroyed.I should also note that a smaller common area will make it less likely that your house will be where all the parties are at.

They work well, with some caveats.  1) If you don't do the computer layout at the store, there WILL be a problem.

The house is 1650 sq ft 3 Bedrooms 2 1/2 Bathrooms with a nice layout but needs some updates to the kitchen, and flooring throughout.

we are working on this house, and done some major updates..opened up the kitchen.before:after:designed the kitchen layout, will have under cabinet lights:i am super excited about this house, we will be pulling out the bushes and cut the tree in the front (my favorite part, removing silly vegetation close to the house).we might have to stop again for awhile while we button up #25 (already rented) and fix up #26 (much closer to rent ready than this one). we are threating this as a "work on it when we have time", rather than our main project.

I can throw a baseball into the yard of a house on the corner that sold for over 500k (bigger and nice).The property:SFR 1200 sf 3/1 with a weird layout (will be rectified in rehab)preliminary scope looks like 50k-65ksits on a landlocked parcel with a right of way and shared driveway across neighboring driveway.
