I am in the research phase and not in a huge rush, but some great points ,advice, and knowledge in this thread so as a whole, THANK YOU! 

I have done a lot of research the last few months and have gotten myself up to speed pretty well so I'm not looking for a lot of free knowledge from a realtor.

Here’s why:An investor-friendly agent brings market expertise, including knowledge of local regulations, zoning, and permitting.

In my area it is easy to verify property taxes and I have a good insurance agent that that I talk and as a result have a good working knowledge of what they cost will be in my area.

because my post required a knowledgeable  person regarding the OK law. 

And don't get me started on the former point, there's plentiful of experiences first hand where agents just try to get too cute due to a lack of knowledge and a dogmatic view of a 6month lookback at pricing.

If there is one, and they did not take their interest with actual knowledge of the easement, then the new deed would need to be agreed to by that third party or would be subordinate to that prior interest.

I want to say that this is pure wisdom and years and years of knowledge and experience!
