@Stanley Parsley, im not afraid to make offers or buy, im currently living in japan and moving back to america the end of june, what i am trying to do is analyze properties. example have 100 properties nd then narrow it down to the 10 properties i want to walk to make an offer.

My first property was in a less-than-optimal area and, although in Japan, this isn't nearly as bad as it is in the USA, it was still a lot of pains for a first deal and a steep learning curve.I'd advise against it, even if it means waiting a bit longer for the right deal to turn up in anywhere that's even slightly better than what you're describing - basically a mini-warzone, from the sounds of it...
