Mazyar A. How insurance will treat my slab water leak?

I know that they will have their own interpretation of the situation, but should I push the insurance to consider the slab being damaged by sewer water over years (I’ve had it only for a few weeks), or should I ask them to cover me because the foundation repair has caused the sewer line damage, as well as fresh water line damage.Thank you.

Chad:There are a couple of rulings from the CRA {I found 2007-0244941E5, but cannot locate the other one at the moment} which indicate the CRA, at its discretion, will interpret rent credits as an instalment sale.

Obviously, the "purchase" deed will be recorded by the "sale" deed but again that can be a matter of secondsWith the FHA "Anti-flip" rule back in effect, you are looking at a minimum of 90 days from the date the deed is recorded to close to a buyer using FHA financing to a maximum of 90 days before you can execute a contract plus the time to close depending on the interpretation of the rule by the lender

What the rules tell us is that you may not personally benefit from the IRA (i.e. paying yourself to manage) or provide benefit to the IRA via the provision of goods or services (i.e. swinging hammers).The general interpretation in the industry is that you may administer the investments of the IRA, so activities like screening tenants, signing a lease, collecting the rents, hiring vendors to do repairs, etc. is acceptable.
