That might make renting or selling the house take a longer time. 

Factors considered: personal guarantee, LTV in first position, NOI on the property, my credit score, personal financial statement, @James W. if the bank(decision makers) likes you as a person, and some banks wanted a life insurance policy tied back to them on case the bus gets to close to me.

I personally would have a chat with the tenant about up-keeping the house and only ask for a monthly pet rent plus an additional security deposit (not a pet deposit) because of the indoor dog.

Working with your spouse is AKA "Marriage Building 101" you must BOTH, know exactly who is primarily responsible for what, who is the decision maker for what, and who will be held accountable for what. 

Tenants who kick in doors will not cough up more after they have gone.

While the only thing that should matter to the buyer is how much they will make.  Reality

Its not far from the water (not in a flood plain luckily) and its a big area for summer attraction which should make renting a breeze due to these amenities.  

So perhaps Uber and the rest of the non 2016 money makers will go bye bye soon.
