Get a website, make it creible, drive traffic to it, and work on SEO.Most of the motivated sellers I get are NOT in forclosiure, are NOT 80+ years old and their houses do NOT have tall grass or are boarded up.Most of my motivated sellers are simple from normal people that want an easy way out without having to go through an agent PERIOD!!

We haven't checked on pricing recently but one of our main trading partners should be wrapping up trades soon that they got for 10 points less than they normally would.We have 4 re-performers in Ch 13 BKs.

If the baseboard is really tall and the windows have old rosettes there is usually lead paint there.
