*********************************Hmmmm....that's a long drawn out, unnecessary post, with a possible passive aggressive undertone, in response to someone who was nicely trying to point out that it is unlawful to "attempt to improperly influence" an appraiser. 

However (as we are also all aware), substantial rate hikes are imminent, and my lender has informed me that the current administration will be imposing hefty upfront fees on second home loans starting April 1st.

Or are you debating whether to push for the FHA but run into the challenges that loan type may impose?

My thought is that I could possibly discuss the situation that legally, the estate has an obligation to pay the lease according to the terms but that this doesn't sit right with me and to ask her if she could help me by signing the Release whenever they can complete going through her personal property (with no constraint imposed by me) rather than dragging the process out the full 60 days.

The debtor argued that the HUD guidelines only allowed lenders to impose one or the other.

Is there any info that is must know, or are there any bits of information that is unnecessary or annoying? 

Overcommunicating this prior to the guest booking and arriving can help prevent unnecessary discounts later. 

While it is highly contested, it is still technically in force and I believe Philadelphia has imposed their own moratorium.

If you are looking at short term rentals, you must use caution because some areas like Ann Arbor are looking to impose restrictions.
