During the inspection walkthrough we did find the sewer drain to be backed up and put that on the remedy list for the seller to have a licensed plumber snake the line.

Hello,My previous tenant a frequent smoker left burning cigarette stubs on wooden stairs at least at three different spots and there are very conspicuous dark spots there, I have been putting of remediating this for quite sometime now.

I would talk to her and tell her that if she wants to renew once the lease term is up, which she prob will want to being there for 10 years, then she has to pay for the cost to remedy the unit of all the damages caused by the smoke ie cleaning of walls or having to paint the entire property…again whatever will get rid of the smoke to your liking.

If you closed without forcing the seller to remedy it (purchasing the strip or obtaining an easement from the county for the life of the structure), your owners title policy would have an exception for that encroachment meaning you would be self-insuring as to this problem.Factor into your purchase price and plans that you or a buyer may need to quiet title in the future.
