Hi Katherine, truly an inspiring story and one that will motivate you and keep your 'grinding' through the tough times.  

Working the grind of the 9-5 for major banking institutions has got to come to an end, especially for me.

I would encourage you to get serious on what your criteria and goals are, and as soon as that is done, a lot of the noise of the market will go away and the right deal will present itself.

I'd hate to move out and have my new tenants deal with such common noises.

if the other tenants are make too much noise he yells and screams (and it is not that loud). 

I personally love animals, but am hesitant to allow them in my future rentals because of damages, liability, noise, etc...  

I would not choose either and would continue looking.Tenant A will end up costing you your down stairs tenant due to the noise of the baby and they do not have any money regardless of their income.

Just keep the grind going and look in markets you know!
