Correct me if I am wrong but Joe Schmoe with no experience and no education can call himself a financial advisor.There is no governing body that administers the term 'financial planner' so I put litte weight into that title / profession, whether it is fee based / non-fee based. 

Also, not diversifying overseas and having all your assets and income at the mercy of a single government is utterly (financially irresponsible).

And even if not passed, there have been some less than positive press on funds to acquire large numbers of SFR in certain markets, and local governments are becoming less accepting of them.

That's six months of free rent (thanks to the tax-payers and a government that loves to be generous with other people's money).

The ARV would be 780K at a 8% cap rate and I'd have a government contract to rent the units out to vetrans.

Also ask the local corporations and government agencies who they use for setting up corporate housing.
