The economy was not doing so hot but has definitely warmed up since the Marcellus shale gas drilling boom started. 

For example Boxabl is a cool company, Worthy Bonds has been around a while, Phoenix Capital invests in gas (just to name a few).

The property must of had some leak.. right now on the floor is a sound deadeding underlinement, that seems moist..

I don't know about you, but in 30 years I'd rather be sitting on a million-dollar asset that I own free and clear (because someone else paid it off for me) that is generating multiple, multiple times the rent I was collecting when I first acquired it and in which I can fill a vacancy with a qualified tenant within two weeks because the area is so desirable that it can't keep up with housing demand than on some boondocks asset that I only purchased because it was the cheapest thing around and "cash flowed" $200 per month on paper but barely appreciated over the years and whose rent appreciation has marginally kept up with inflation and takes me three months to fill a vacancy with a "qualified" tenant who even then might get behind on rent because his hours were cut at the gas station 30 miles away (true story; my tenant worked at a gas station in Boron--only job he could find).Personally, I'm keeping my 4-unit in Santa Clarita and investing in development deals and notes until an incredible off-market deal lands in my lap (keep dreaming, Logan) or the SoCal market cools.  

Dude I spent so much money on random credit programs with them, month after month there were changes like "this credit card I said would help your PAYDEX no longer reports" or "Dun and Bradstreet doesnt work with this company anymore"Long story short, you can open a credit card and maybe a wex gas card under your LLC to try to establish business credit but even after over 12 months my PAYDEX is still non existent.

Before you submit an offer I would also make sure you know all the additional expenses that you may me overlooking, is it separate metered for water gas and electricity.

I should have mentioned that this is a gas set up. 

I also pay for utilities for two units since they are not on separate meters.My additional question is: can I/should I raise the rents the $75-100 I would like to, ask for a pet rent, possibly ask for a pet deposit, and then also charge a flat fee for utilities for the 2 units I pay electric and gas for?

Last  month I had a leaky roof that was leaking in two different areas on my wood floors the day my guest arrived..on a Sunday.

An agent that recently showed the property reached to stating that their client love the property but would like to know if the landlord would be okay with installing a gas line or gas stove either at their cost or landlord cost.
