Hello,My wife and I recently found a property that fits all of the things we are looking for, perfect location, price, rooms, etc. except for one problem: The previous owner was a smoker :( Does anyone have experience buying/renting out/living in a home previously owned by smokers?

If they were insured with Cal Safe they are both dramatically underinsured and a single neighborhood would deplete the programs' reserves. 

When an individual landlord prices their rental, they do based on what the other ones in the neighborhood have rented for. 

I would say okay, if I look at 100 deals and they fit 70% rule on all of them...

I went out with a realtor friend and searched neighborhoods I was familiar with.

I just don't want to keep waiting but waiting for nicer property that is B to A neighborhood may be better.
