There are dozens of examples of "eco villages," mainly in Europe that have bought into the concepts you are referring to and have tenants flocking to get residence.

If so, I'm looking for rehab deals in the Olde Towne East, Italian Village, Weinland Park, and Merion Village areas.  

As a local in Pilsen myself, I'd say to start looking around the area you are in including a little village, the outskirts of Pilsen (closer to Western) and over by Douglas park, and than going west like Mckinley Park Brighton Park, There are still some good deals in those areas and tons of renters

I'm a noob, but for what it's worth I've been exploring sfh's in Morse & Maize and areas north of north Linden, SW franklinton, Greenlawn, and Marion Village.

I grew up in bloor west village it was a great place with everything nearby yet quiet enough from the hustle and bustle

IIRC, they only had 2 complexes in their "Cardinal Village" when I was attending.

I also don't really care if the stories told in the book about his rich father and poor father are true or if they are fiction.

Go back a little further and places like Soho, the East Village, etc. were places you never would have wanted to go. 

I have a 2 year old and we move the quieter northern end of the boardwalk, within walking distance of hustle and bustle of waterfront restaurants, bars shops carousel, etc in Pier Village.  

Depends on the area in SJ and what happens with the google village project.
