If you were more experienced, I would consider shuffling the portfolio and being aggressive, but I don't feel you are there yet. 

As a newbie, I’d love to connect with local investors and agents to learn more about the area and refine my plan.

You may want to start with the BP agent finder for those markets and then work with them to find good PMs and lenders.

In 2021 this split likely could get an experienced investor, but in 2024 I would pass.note 75% of nothing is nothing.  

I would love to hear from those who have actually invested in these areas vs. realtors/real estate agents.  

Would either of you be willing to explain cost segregation and benefits of using it as an agent?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Is the agent bring you the end-buyer?

I would like to find a mentor/agent who has experience with Foreclosures (HUD) who would be willing to answer questions and work together in the Phoenix/Scottsdale area.I'm on a new journey in life and finally taking steps in the Investor direction... something I should have done a long time ago.
