Again i believe it is my best estimate of actual sustained maintenance/cap ex in my market.I did an estimate about 1,5 years ago on a emerald coast 3/2 condo with class a interior finishes and came up with $300 for just the interior (class a finishes cost more).

Kate I see Avalara but from looking at their site it is not clear if they are actually making the payments or are they just helping you figure out the amounts to remit?

New inventory and relisting rates have actually declined month over month which is allowing to pricing to remain elevated.

We certainly did not net 1 million this year but we did okay and actually had our best year.
