so the ultimate excuse (reality) is alot of people are not entrepreneurs and their "employee" mindset will overcome them and thus they will not ever invest in anything other than their time as an EARNED INCOME INVESTOR....and that is a shame...love your question eric - that's a keeper!

i can see you're an entrepreneur huh.well prepare yourself for the ups and downs of being a noob.you're gonna get so gung ho on one thing in one week and a few days later, get hooked on something else.one week, you'll be wholesaling...definitely.the next week, you'll be buying, rehabing and selling...DEFINITELY.the next it will be buying, fixin and renting, refiing...WITHOUT A DOUBT.whatever you do, stick to your guns about one thing:MAKING A DECISION TO TAKE CONTROL OF YOUR LIFE, PSYCHOLOGICALLY, SPIRITUALLY, PHYSICALLY AND FINANCIALLY!!!

Real estate investing strategies are so numerous it's hard to "pick" one.the problem with "picking" a real estate investment strategy is they're not like mutual funds. to be a real estate investor, you've got think like a businessman. a businessman or entrepreneur, is a control freak - they want to figure everything out and have the satisfaction of control.real estate investment strategies do not match the modern-day "investor"...people with 401k's who "pick" a portfolio are not investors. heck, the portfolio managers are not entrepreneurs, they're employees of a HUGE company and they manage these gigantic funds with so many different companies, it's no wonder there's no money in mutual funds.real estate investment strategies involve looking at CASH FLOW.
