What are your thoughts on NOVA area?

Shaun, yes they did they pay for OCt and Nov as well (this was outlined in our agreement).

I was sent a partnership contract by an investor in NOVA and I just want to make sure everything benefits us both. 

The numbers work fine in NoVa, you just might might not get the kind if cash flow you want.

I've known other people who have lived in Baltimore and worked in DC or NoVa.

Hi All -I'm looking for some guidance on options for my parent's house/my childhood home (I'm a newbie, so trying to think through if an opportunity exists here or if the NOVA/Washington DC market just isn't realistic for this sort of thing).

I believe that the Shenandoah Valley (Massanutten, Wintergreen, Luray, etc.) with it's proximity to NOVA and Washington DC is going to be a great long term market.  

I'm not sure of the availability of deals in that area, but for my area in NOVA it is very difficult. 300K is what it's worth to someone as a typical condo purchase. 

If it's in NoVa I think is highly unlikely it'll lose value.

Both under property management - the worst thing that's happened so far was (1) late payment, and I got $25 late fee so the diner breakfast  tasted good that day:)Advisors: NoVA Prop Manager -same for 8 years, good relationship.
