there ya go you don't live there and your grasping at straws.. how did you even know where Sherwood was and how did you come upon this property.why would you make an offer when you don't know the resale value.. just curious.market has moved there no doubt but old houses are not going to comp like new construction. and there have been some new homes built in what I am thinking is the inner downtown area were this property may be located. since you give no inkling there is no way to really know. :)

The location is also very convenient with the metro north train in downtown yonkers runningyou right into the nyc in the less than a hour.

Question:  If someone told you that there was brand new construction, within walking/biking distance of downtown, for a list price of $1.3 million, would you believe it?  

This single action, for me, was the biggest thing that has advanced my RE investing.I'm part of a small meet up in downtown.

I live in Franklin and it is 10 minutes to Cool Springs (mall and commercial area with every store imaginable) and you are just 30 minutes from Downtown which is not so much shopping, but great restaurants and a lot of events.

I live in South florida though and don't have many contacts since I left there.The property is a 2/1 single family home near downtown and about 20 minutes from the base.

This is a downtown development that may be a bit ahead of its time.

However, my California RE mind sees the prices vs rents and am bewildered by such statements.As of now, these are my desires in properties:a house or townhome built after 2000 - I prefer after 2003 turnkey condition MOST PREFERABLE, but not necessarily a requirement at least a 3+2 neighborhood well kept and not too much crime $50-$100K, short sales are acceptable Close to transportation and/or the fwy Relatively close to downtown and the airport (10-20 min when there is no traffic)Seeking cashflow, appreciation much lesser priorityFor rent of 800, the PP cannot be exceed 60kFor each additional $100 of rent, the max PP can only increase by about $12.5k.If you see immediate issues with these desires, PM me so that we can talk about it offline.

I was thinking maybe Wednesday, or Thursday evening after 5pm I could meet some of you at a place downtown by the convention center.
