And, all those reasons for holding off doing so - "it'll be a hassle/disruptive/more money" - were unfounded.Some relationships were never meant to be forever; it's the natural evolution of business. 

It is a fun and interesting national (and international) community that is growing at a ridiculous rate and creating a disruption in the industry.  

However, I would take some legal action with these tenants to help avoid someone like this causing more disruption in life down the road - This is why legal records are extremely beneficial in helping screen potential tenants.

It seems obvious that the ongoing historic shift to multifamily dwelling spaces will be greatly accelerated by automated building practices and reduction in construction costs.I know this is out-of-the-box thinking, but you asked for some of that, and any buy-and-hold investor has to at least try to think about the future in terms of decades of steady development and disruptive change.

.- The HOA fees are not fixed and could rise in the future- Condos can be difficult to finance, particularly non-owner-occupied ones- More potential for neighbors who dislike STR activity or can be disrupted by STR guestsThere are certain places where condos may make sense, but in general, I'd recommend looking at other options

Facebook is surely still popular, but it's also popular for being a network for stolen or given away information so when you step on there and start contacting homeowners it's meta disruption.

Having economies of scale allows you to take a loss here and there without complete disruption to your cash flow. 

@Grant Schroeder If he is not disrupting your quiet enjoyment and/or the smell is not making its way into your apartment than I probably wouldn't even bring it up.

When you have a tenant that is disrupting and delays process then that creates other issues.
