Only issue is that we are having a hard time finding a title company that is willing to issue title.

Hi,As the title states, I have  around 100k saved up and am looking to buy a long term rental property (preferably a multi family).

We then transferred title of the property to our business/LLC. 

As for the security deposit, it will depend on the title that it was collected under, security deposit or advanced rent.

U know the amortization books the title companies used to give us..

You may think its great because payments are getting returned - but then you realize you cannot get the mortgage off title and satisfy it if you ever go to refinance.

Meet with the title officer and ask them for a short list of investors who actually buy.

We are a title company state.

Ideally this happens without any seasoning/payment history period, since I am reselling the house and lose title upon sale.
