I would dive deeper (maybe right here in the forums) to find some people who have been on that side of a 203k and see what their experience was.

This leaves friends/relatives wanting to help you out (emotional based investing) or people unsophisticated and naive (likely disciples of a currently heavily promoted guru).When I, or any other investors (with significant capital) I know of invest, either equity or debt), we only consider deals where (1) the “sponsor”, or borrower have a significant investment of their own capital, unless they’ve owned the property many years.

The problem is you are emotionally involved and don't seem to be cut out for landlording.

A more streamlined approach, which still offers a significant degree of protection, would involve grouping properties by state under separate LLCs, as I did.As you delve deeper into real estate investment, you may also want to explore syndications and private placements.

I'll keep tabs on this thread to see if someone else has any deeper experience with them before I proceed. 

Some are data driven and profit driven, others are emotionally driven and have grand visions of great appreciation through long-term holds.
