There is typically a planning committee involved.If your house looks like a single family property and is in the middle of a residential block - they may be hard pressed to grant your exception. 

Especially since, in a declining market, you have more strictness in loan committees and underwriting.Now if everything is all roses and bubblegum and appreciation goes like clockwork, you'll always be okay.

There is a committee of people that write the forms (there are more than just the contract to buy and sell).

That being said, you never know which crazies will come out to speak against your case at a zoning committee or board of adjustment hearing. 

If the architectural control committee will allow, change the bump outs around the garage door and trim around the windows to a shade that is 50% lighter than the primary paint color on the exterior.
