Looking to rent for $175/night min and total estimate is $100k for the build, aiming for 20% CoC.Any pitfalls/advice for this uncharted territory?

In my basements tenants have access to they totally disregard the access required and block the pathways needed for access.

Lived in Columbus for 13 years, 600+ transactions, development experience, new builds, 40+ rehabs, DM me if you want to know about the market. 8+ years on the forums advertising and building relationships with investors in almost every state.

Anything beyond that is going to take some blocking and tackling (reaching out directly to local companies like solar farms, construction, medical staffing agencies, etc.).

Building located in neighborhood I had been interested in from the beginning of investing career.

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan.
