This is already going on in banking.

If you decided to move, you would technically have to stop renting out the JADU since the primary residence will not be owner-occupied.That being said, I've asked a similar question recently at an ADU masterclass hosted by Kendyl Young from adudiggs.com.

You could see if there are any local banks that would do a HELOC(tough to find).

I know in your city of Denver you can't host unless you live on the property but of course there are ways around that. 

Credit Union, Brokers, Banks (all have different advantage & disadvantages). 

Would this be better to try and go through a local bank or is there good options for private money or other banks that specialize in this?

Many banks limit personal loan amounts.

When I read the bank would accept 91k I understood that to mean that was the 30 day payoff amount on the mortgage.  

I've done it multiple times on primary residence and was just able to do it on an investment with a local CT bank.
