Baby Boomers are a massive generation and Social Security helps pay rent for a lot of them, in some ways it's a version of Section 8 housing but obviously with different tenants. 

Hmm that seems like a Millennial version to make everyone happy, no one has to grow up and be responsible.

The initial challenge is finding units that have the right rents to make it considerable.The closer to Universal or Ventura Blvd, which is the Valley’s version of the Sunset strip, the higher the rents.

Our thinking is that we might buy the property as our primary residence and renovate the back apartment and finish out the commercial space for a modified version of house hacking.

You are actually in the perfect position to start implementing the Nomad model (what I’m used to calling the version of house hacking that I do).The reason you’re in a good position is because you already have one house, and you bought it a year ago.In Nomad, you buy another house for your family, move in, and convert current house to a rental.
