The depreciation expense will sit and pile up so the day you start making money it will be erased by the accumulated depreciation.

Your daughter's friend is still accumulating assets and if she buys with an FHA loan there will not be a lot of equity thus will be judgement proof.

But don't despair because although this is the case when you look at it myopically, in reality most investors go into multiple deals accumulating 100s of thousands of passive activity losses in their first few years investing.

I have maxed out my VA Loan limit (almost) and I'm cash flowing a little bit it will take a decent amount of time to accumulate enough for a 20% down payment.

I bought it because it was a safer wealth accumulation vehicle.
