The villa is over 6000 sf bua, comprising a main villa with staff kitchen, lounge areas, 5 guest suites, outdoor restaurant area, a large veranda overlooking the sea, a pool, and a second villa with staff accommodation and a further 4 guest suites.

I suspect it's just a minor convenience and most tenants can handle it without any special accommodation.

You have to target 3 to 4 unit multifamilies with units that are large enough to accommodate a minimum of 2 bedrooms (3 bedrooms would be even better).

(My guess, anyways.)Lastly, they sell several kinds of silent alarms that your tenant could buy online instead of using the blaring TV, so there are other accommodations he can make to address his "medical condition."

Whoever you deal with you have to make whole and the more they accommodate you the more you should show your appreciation.  

My understanding is that Feb-March is "leasing season" for colleges as everyone sorts out their accommodations for next year.
