Is it "fair" to deduct a paint job (with receipts from a professional) from their deposit, if it's only from hanging pictures and a couple spots that need a touch up?

Thanks Doug, do you think if we go deal by deal and discuss a what percentage of profit we each get after is all said and done on each individually that would be a good way to go.Property 1: For example we looked at two properties yesterday one for sale REO for 149k needed a tone of work, completely gut and replace a 3/1, with minimal upgrades and the addition of a 1/2 bath, and a lot of "little" touch ups.

If you self-manage, will do the paint touch-up yourself, etc. and you already work 60 hours a week it could take you two weeks to get it ready to show.

install interior doors, trim work (casing and baseboard), baseboards in carpet areasinstall all cabinetry template counters---- this is where we are ---prep for trim and door paint (spray crew)spray interior trim and doors (spray crew)install counters (preferably right now is the time to do this but it can be later) (kitchen shop)taping crew returns to do the first touchup (a lot of damage on walls from carpentry, deliveries, tools, etc).
