So, buying good quality REITs now is like buying MAG 7 stocks in March 2020 or March 2009.

I have been learning about real estate investing for the past 2 years but recently I’ve started learning about the power of compound interest in the stock market.

That’s about 12.5 years in the stock market at almost 8%.

The answer is clearly yes, not to be fair the 2010’s were probably a golden age for re investing, this is an especially tough period, so that gap feels huge, some of this is just a result of the pandemic and subsequent inflation, some of this is by design, the Fed wants to restrict investing and for you to put money into tresuries and cd’s not real estate & stocks.

And that rather than trying to purchase one property a year I am probably better off investing one every 2-3 years and keeping a higher percentage of my net worth in the stock market.

I feel like I’m in the perfect position to start investing my money into real estate instead of stocks because it seems like the ROI with stocks is lower than with real estate.I’m close with my brothers and we’re all working and still living with our parents, so we don’t have much expenses.

and dump the rest into a brokerage account which holds ETF's invested in essentially total stock market indexes (VTI, VOO etc.).

I took an excel sheet I found online (from "Tactica") and tweaked it a bit to help track and compare different major cities/ different local cities by taking its population growth, labor stats, and rental stats/ multifamily stock to help someone visualize the different places and see where their next investment could be.

While different sponsors, still not really diversifying - it’s like investing in one type of stock company - for example airlines or auto industry.
