., off of 5000 Springfield Ave., there has been 2 houses flipped for over 300k sale prices in the past year.New Construction and Multi Family rehab projects are starting on 5000 Warrington Ave(22 unit building), two along 52nd street which should be 5-6 units each, and I hear there’s plans in the works to build 65 unit apartment on 5000 Springfield.

I’m currently looking in the Fitchburg/ Springfield area.

I am 24 years old and am originally from Springfield, IL and currently live in Glen Carbon, IL.

But I agree, the state of IL is in a bad financial situation and I'm afraid property taxes are going to be the 'go to' solution for Springfield and I just can't stomach giving them more money (primary and 1 SFH investment). 

If you go outside of Fairfax Co, Alexandria outside the beltway could be an option, parts of Springfield,

$60,000 in this market won't buy you much in the way of real estate, especially if there's a rehab budget.I'd look at:- Marketing to find wholesale deals- Partnering with a flipper to provide the down payment for their hard money loan- Look west of Springfield, where prices are much lower.
