Have had terrible experiences over the past several years with both Keller Williams (non-responsive, charges all sorts of extra add-on fees) and Monument Management (a horrible company that was increasingly late forwarding rent payments, had huge personnel turnover, terrible communications, and probably worst of all, they doubled and tripled actual cost of repairs!).

Our biggest concern is being able to find a buyer no our way out of Guam, however we should still be able to rent out to 2 or 3 military personnel to give us a total rental income of around 2900-4000/month depending on the purchase price (using the 1% test @Owen Bradley).

I know you mentioned a $7K repair, but if this doesn't include a reserve I would reserve for major repairs.Now that you say you will be managing, I would charge a premium for the expertise and quality personnel :)I suppose you should decide your pain threshold for ROI.
