zit think you need to identify the threats and mitigate the risks of those threats to your satisfaction.Bank personnel are unlikely to be trying to pull any clever maneuvers however I used to frequently run into a guy at a local sushi bar.

Have had terrible experiences over the past several years with both Keller Williams (non-responsive, charges all sorts of extra add-on fees) and Monument Management (a horrible company that was increasingly late forwarding rent payments, had huge personnel turnover, terrible communications, and probably worst of all, they doubled and tripled actual cost of repairs!).

Our biggest concern is being able to find a buyer no our way out of Guam, however we should still be able to rent out to 2 or 3 military personnel to give us a total rental income of around 2900-4000/month depending on the purchase price (using the 1% test @Owen Bradley).

I'm a believer in the economics of Utah and don't plan on selling my Provo property anytime soon.Not knowing your personnel situation and goals, I can't give a great opinion here.

I know you mentioned a $7K repair, but if this doesn't include a reserve I would reserve for major repairs.Now that you say you will be managing, I would charge a premium for the expertise and quality personnel :)I suppose you should decide your pain threshold for ROI.

You can also search the license to see if the local guy is under the list of personnel.

Same of course for any of the supporting personnel, like title companies, mortgage brokers etc.What about the financial advisor that invests his clients money in real estate deals.
