If fixing the house is more expensive than just demoing and redoing it.THat is the simple answer.However you also need to take into account that even if redoing it is (slightly ) more expensive than just fixing said sheetrock... know that a full gut, will result you in a brand new house interior... something that fixing and patching will never even come close to.

I’m pretty familiar with cost efficient ways to remodel the interior but I am not well versed in exterior options.

The unit is in decent shape, looking to add vinyl flooring throughout, paint the interior and upgrade appliances.

We completely gutted the house and gave it a new functional modern interior layout.

There may be a few sellers who needed to sell, or lesser desirable interiors that caused a few houses to sell for less than expected, but Id be shocked if thats anything but a coincidence
