Don't get me wrong I know the concept of the AND and OR Gate I'm a Computer Engineer.

I'd have to install a gate, but the logistics are tough as there is no street parking nearby and I have to be able to let guests in easily.

If it were $55/month, you are effectively borrowing the other 16.5 percent of the of the deal for $660/yr. divide this by the amount down you don't have to come up with then and see what it is costing you (effectively its interest rate)So basically if you are intent on doing deal 2 in a couple years, that may make your choice for you so that you don't checkmate yourself right out of the gate.

The money raise side of the business is a lot different than the development side of the business, but overall I think the folks I interact with to gate raises on all the sites have a pretty good grasp of both industries.  

The vacation homes that are the best investments here are the ones primarily in gated communities, they have the amenities that vacationers want (pool, spa, etc.), and they have 6 or more bedrooms.Feel free to contact me, and I can give you more detail.

Tak the $10k (15 with rehab) and do that property as you suggested, and the other 15k+ stays in the GAP system.  

For instance, in our gated community in SM there have been a few rentals advertised, all for around $1,650/$1,750, 3-4 BR.

Well, if I EVER take ownership of that property down the road, then that deed more or less finally kicks in (as an example, I can deed you the Golden Gate Bridge, but you didn’t get anything because I don’t currently own that beautiful piece of living history.
