I definitely don't have much experience but would want to get started somewhere.

Hello,I would like some advice or experiences on how others deal with room mates who don't follow the rules in the lease.

To get started, I would recommend interviewing some TK providers in the OKC and AL markets to find out who provides the service and experience you seek as an out-of-area investor.

We closed and the Dundee property was listed for rent late August.105 days of vacancy, three rent reductions, and two PM teams later, I’m stuck with an unrented property that, once rented, will cash flow negative each month (and that’s excluding the cost of the 100+ days of vacancy).I later learned that the initial PM team I was paired with actually did not have any experience with RTR.

The problem with metrics is that there is no one metric that fits all investors and situations.Looking at some of the enervation shows on TV, the price they pay and what they put into the property would never work in the markets we have experience in.  

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.

If it was ripped like the one in the pic, no wonder why it didn't taste tender enough - too much muscle and not enough fat. 

Plus, I get to experience all kind of great people, food and culture in the meanwhile. 

My experience with the Cincinnati REIA has been just the opposite of Stone's.
