I know they will grasp the concept of an app easier, than my tenants that I currently receive cash payments from who are not quite up to speed.  

@Mike Lee, to answer some of these questions we need to understand the concept a little better (need specific on rate of return being offered, etc) and assess the risks/reward.

I need assistance on the wordage used to at least present this concept to the seller as being even a possible option.

@Steve Wynne I'm starting to understand the concept better.

While finalizing my extensive rehab plan (removing walls for an open concept, expanding a shower in the master bath) my contractor mentions we need to have an architect draw up our plans in CAD and then we need to have an engineer bless the plans in order to get through the City of Houston'a permit process.

I still cannot believe that building new is such an obscure concept on BP.

However I disagree with the basic concept that it is wrong to wholesale listed properties - IF the wholesaler puts it under contract first.
