A good broker should also submit to the investor a copy of the presentation they submit to a lender for an application.Concerning transparency, a good broker is transparent in what they charge the investor for their services.

Hi all, I wanted to get some comments and thoughts about a proposed deal.

(I don’t do STR deals so my comments are more about long term buy and hold residential RE.)Data by its nature is historical - it’s a lagging indicator. 4 years ago the Southeast was the place to be.

You did a nice job with your presentation overall but you are going to be fortunate to get $600-700k for everything.

One thing I'd comment on about the DOGE cuts, there's a big difference in making cuts to the "management" of the program versus the actual subsidies received by the tenants.
