One idea I have is to find places we can add our advice/perspective in the forums that are helpful to others here.My little soap box rant:  I get the feeling as architects we are the minority in the real estate world, though we essentially do real estate related work every day.  

If the government (Barney Frank, Chris Dodd, Bill Clinton, Jimmy Carter, Franklin Raines, etc..) would never have incentified banks to make those loans, none of it would have ever happened.OK, stepping off the soap box!

Also you have to factor in included utilities (and a higher cost for them since guests will run A/C & heat the entire time they are there since they are not paying for it) as well as replacing furnishings, bedding, towels, soap, etc.

This is a pass through cost to guests, with a small upcharge to cover toiletries, dish soap, paper towels, etc.My housekeeper invoices me at the end of each month and I cut her a check from my online banking system.

And don't be afraid to soft soap them a little bit as to how big your rehab was.

I realized that a lot of the clients do not live close by or even in the state and would need someone to care for their property.I decided to start offering small services that would be just for the Airbnb such as supplying toiletries (toilet paper, paper towels, soap, shampoo etc), welcoming gifts for guests, meeting the guests to deliver the keys to them, and also lock out service in case the guest loses their key.We realized the demand was high and decided to add on more services.
