Not trying to be harsh at all, just from experience I see landlords get tripped up with this all the time and they are breaking the law and don't even know it. 

I think one of the smartest things you can do from investing abroad is taking the time to book a 2 day trip to that market and check it out.

You may stumble on a desperate sales manager on the last day of the month who needs a few more sales for the month to meet his quota or win the trip to Hawaii, but basically you will get retail price.

Keep up the communication and make them aware that you care about their trip.

Definitely get legal advice if you are not familiar with or do not understand the landlord/tenant laws as you do not want to trip yourself up or prolong the process.   

My biggest concern was with the lack of clarity on what all exactly the course was about besides a ton of webinars and podcast and a trip to San Diego I wouldn't attend.

Small business owners are famous for booking business with their vacation trips, just so they can write the trip off!

In some places you'll want to plug the saw into a 15-amp circuit, and if anything else is drawing power or the saw pulls just a little more than the circuit breaker allows, you'll be tripping the breaker.

I plan to make a trip to the area in about a month during during the holiday period to take a look at properties, so would be glad to connect with people who know the market. 

I am guessing the garage opener got bumped as they were backing out and the sensors didn't trip because the wheels weren't to the sensors yet.
