U need a surveyor to prove the height and its nerve wracking when you plans call to build it within a few inchs of the maximum height..

It looks like you might benefit from having a few extra inches to work with here. 

I've been through plenty of buildings with large (30+ sq inch sections) of paint pealing away all across the walls and ceilings, and that's definitely not a place for a young child to live...I'm on the law's side on that one.
