0-3 on sellers unwilling to fix inspection issues is a bit surprising because they will have to fix the issue to be able to sell regardless (except maybe the latest case where it went unnoticed during inspection and they are willing to not disclose it to the next buyer). 

The other tip I would tell you is that sometimes they may list Purchase Price way to high and aggressive and in Order for the property to make sense you may have to negotiate lower price and if seller is unwilling then you move on.
