Hey Peter, After working with several PMs I decided to manage myself using the online tools.

I downloaded the forms packet from the management section of bigger pockets and didn't see a template for an eviction notice.

My role with this MF company is to manage the design, construction of the GC's and opening of the properties.

But what I will say is that he is a disastrous relationship manager.

These properties are often easier and more affordable to manage.

They also benefit from strong schools, which can be a huge draw for long-term tenants.While you may not achieve high cash flow immediately in these areas, the property values and rents tend to appreciate steadily over time, aligning well with your goals.

But again, if you're going to take it down to change out furnishings anyway, then the timing could work out well.
