You could also theoretically put in heavier solvent-welded PVC or ABS drainage.

We work with metal sometimes, and unless you’re wanting to have someone weld the rust holes they will probably need to be replaced.

Thats a good idea, but the only experience i have in that sort of field, is welding.

Chances are their determination for reasonible rent is not the same as the tenant's definition of reasonible temperature.   

Keep the temperature at some minimum and then charge rent accordingly?
