MTM will also make it easier for the tenant to leave, which is what you seem to want.If they are violating any of the terms of the current lease/rental agreement, be swift in serving the proper notices in the proper manner.

@Andrew Pappas  of your you can assign these deals but its the greater fool theory.. your just finding someone who is not very swift when it comes to real estate and simply does not know the risks.I have bought hundreds of sub too's in my career but as Jeff stated above I never touched one that did not have significant equity.. you can't believe even with significant equity stuff happens.. with no equity its a loser day one..

EXAMPLE: They copy the sentence "The kid's red bike was going by fast"  then becomes " The child's crimson bicycle was traveling swiftly"which is usually enough to dupe copyscape.

But it's never too late to start your education - and I suggest you just start reading lots of the threads already posted here on BP.Not all tenants are bad - you just have to learn how to identify the bad ones, and to act swiftly to avoid the bad ones or get rid of the bad ones should you find that one somehow slipped through a thorough screening.
