thank you @Jeffrey Nordin - this summarizes the next action plan for me.I do agree with many here that you only gain valuable real-life experience after you actually buy and hold a few. 

If you find any recent sales (within the last 6 months) that support your sales price, print out the info and give it to the appraiser.Lastly, leave a copy of the contract showing the agreed purchase price, and attach a note summarizing how many offers you received, and what they were for. 

I summarize it this way: "Make low offers; then, don't expect to win more than 10% of them"!

Im obviously summarizing here but i eventually landed here on BP,and in the past 5 days Ive learned more than I ever have.

Running the BP Rental calculator on one of the properties I found yielded the following (summarized, and some of the parameters can be tweaked.)

However, no matter how busy you are, if you get too fancy to summarize what you are looking for to a potential client, or even attach a lending brochure that you may have already on file then I honestly don't want to work with you.
