I'd put them on hold for one week, market it really heavily, see if you get any stronger applicants, the move forward with them.  

If it is not then he won't have a leg to stand on, but everything else just makes your case stronger. 

There's a lot of markets with good cash flow including Memphis but if the cash flow and ROI are similar, why not go with a market like Indianapolis or Kansas City that has stronger population and job growth?

If the second/third highest offer is stronger than the counterfactual hypothetical offer for other reasons (fast close, etc), then it'll have no impact on price.
