Utilities for all apartments would be separate.I asked the local codes enforcement what would change if I did make this into a three unit and he warned me that I would be required to have a sprinkler system in all units and an alarm system.

Patrick:This is my first post on this site, but let me warn you that as an HOA Manager and a Real Estate Investor, Condo's require more research than single family homes.I have seen investors lose a large amount of money in Condo's because they did not research the HOA's finances, condition of the HOA, and the HOA's Board of Directors!

This would be a great idea if you could find a way to actually get it to work I think it's going to be difficult to do so because we aren't hearing more about this but that doesn't mean it's impossible.Also thank you for the warning about HELOCs - I would not be getting a variable rate but locking for 5 to 7 years.

But there are other departments that they can apply and get the security money as help.For rent payment there is a lag at the beginning and they usually warn you about that.

I am aware of a couple of different "exclusive" arrangements.One is where you use the agent exclusively of all other agents for everything you look at - this is the agreement I warn against.
