You need to have a legitimate business in place in order to sponsor the 401k plan.Fidelity does not offer self-directed Solo 401k, they limit investment options to stocks and mutual funds only.

@Patrick PlummerIt sounds as if you may qualify for the Solo 401k and yes, it would greatly simplify your situation.Unlike an IRA which is an individual arrangement, a 401k is an employer sponsored retirement plan.

If it not done as a syndication, the sponsor could find themselves in trouble with SEC.#3 is fairly passive if you have a good turnkey company, good location and a good PM.Of course #4 is all you although you could partner up with someone else.So it comes down to your goals, the level of passive vs active investor that you want to be, your resources(Time , Money, Experience).Your choices will depend on your goals.
