Off the bat, I had a few questions that hopefully someone more experienced can help: 1. do auctions allow financing after winning the bid, or do they require entire amount to be immediately wired?

New landlord question- if I have an individual who wants to rent my place for their parent - who do I have fill out the application?  If the son is paying do I have them both on lease?  Thank you! 

As someone who owns quite a bit of real estate and uses leverage, I don't disagree that leverage is good.
