I stock k cups , condiments, soap, shampoo, etc and between guests it usually takes 2 hours to clean. 

But coming up on the anniversary of signing, I'm not wanting to do month to month anymore due to uncertainty and want to stay the one year lease.

However, where do I find someone to help me do misc things like check out inspection, refill soap?

Dont be so quick to jump on the soap box, everyone does that and most dont get started.

Vending machines can be little gold mines, as well as selling laundry soap, softener, bleach etc. in small commercial packets.

One technique we use is to invite residents to come in for a lease renewal meeting, offer incentives and unit maintenance such as carpet cleaning, paint touch ups and sometimes anniversary gifts.

Its concrete block, has a flat roof and has a full basement that I will be using for a small soap shop, so its 1600sf on 2 lots.  

I just hit my 10 year anniversary from when I first began my 2 year mission serving as a missionary in New Zealand!

This particular incident happened in a red state.IN GENERAL: Ill probably regret posting this and don't trip on my soap box....With all due respect, Blue cities actually significantly contribute to entitlement thinking bc the laws so greatly benefit the tenants rather than the landlords. 

I digress...and will get off my soap box, but the last point I'd like to make is that there is no reason in the world you can't do multiple strategies over time as you become a more experienced investor.
