I did see quite a few gas stations with bars and what not.I have no doubt there are beautiful, wealthy, safe parts of the city, but I found them few and far between on my trip

And contrary to the talk on the forums from investors who don't have experience investing in syndications (or the right processes), there are safe opportunities.

Depending on what needs to be rehabbed the timeframe will change, but I would allow for more time on the market just to be safe.

@Sam Booth I use leverage but maintain enough equity in my portfolio that hopefully I am safe from problems.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

How do you safe guard risk?

if you have the ability to provide these appliances and  can hook them up safely and  easily -   do it and increase the rent a bit  ....if it is  challenging to get these installed / hooked up - forego the  appliances and make  rent lower for the tenants inconvenienece
